Content of turnkey construction work
Discuss requirements with consulting experts (architects, engineers):

You will know what is needed for construction. Estimated cost of construction investment, necessary legal regulations for construction. You will provide the project’s technical design documents. (If you do not have one, the expert will advise you). So that we have a basis for making a detailed construction estimate.
Make construction estimate & meet construction manager:

The two parties will arrange a meeting between you and the construction manager in charge of the project and the consultant. The construction estimate and technical design documents will be the basis for construction discussions. We will explain and analyze the work, items, construction value, material details. Construction equipment, construction plans and methods. Construction progress, financial capacity and capacity of both parties. The construction contract will also be discussed at this meeting.
Full interior construction: Agree & Sign contract:
After agreeing on all the technical design documents and construction cost estimates. The construction contract will be agreed on all terms and signed. You only need to provide 01 complete set of technical design documents with legal stamp. Documents that have been applied for a construction permit, photocopies of house/land ownership, … and other necessary documents to fully comply with construction law.
Construction organization & Construction supervision:
The company will hand over to you and the construction team a set of construction documents at the construction site including: 02 construction contracts, 02 decisions to establish the Construction Management Board. 02 sets of construction drawings, 02 construction permits, 01 roadside use permit. 01 construction site perspective sign according to the law, 01 business registration certificate for our construction practice. 02 lists of workers’ insurance, 01 construction site diary… And other accompanying documents.
During the construction process, the construction diary will clearly record the daily work. In order for both parties to understand the work, there will be professional exchanges. Between the 3 parties: Construction – Supervisor – Investor. Minutes of acceptance of each item of work will be established and agreed upon by both parties. Any changes arising will be promptly handled in practice at the construction site.

Full interior construction – Project acceptance & handover:
Throughout the construction process, there will always be close supervision between the parties. The work of acceptance and handover of the project will be agreed upon by the parties for overall acceptance. Based on the acceptance process of each work item. The handover minutes are also the basis for conducting acceptance and payment settlement. And officially handing over the project to the Investor.
Completion documents, Warranty & contract liquidation:
After the construction project is completed, the acceptance and payment are completed. CDC – VIETNAM will prepare the completion dossier including: Completion drawings and completion dossier for CDT. Hand over to you within 12 days. The project will be transferred to warranty mode from the date of signing the completion acceptance report.
During the warranty period, we are responsible for repairing items related to the construction technique. Carry out maintenance within 03 days from the date of receiving written notice related to this. We are responsible for all costs incurred due to repairing items requiring warranty.
The warranty includes fixing, repairing, and replacing damaged or defective items. Or when the project is not operating or used normally due to contractor errors (not including user errors). The amount of the warranty deposit you keep can be used to deduct the costs of repairing and fixing damaged parts of the contract. And to pay other repairers due to delays or our failure to fulfill our warranty obligations during the project warranty period.
